Suburban Business Settings Borrowing From College Campuses

WARREN TWP., N.J., Dec. 18, 2018 – Vision Real Estate Partners, Rubenstein Partners and more than 200 members of the commercial real estate community celebrated the opening of Warren Hill, the newly developed amenities center at Warren Corporate Center in Warren Twp.

Guests – including the brokerage community, colleagues and service providers – joined the firm’s partners in enjoying live rock and jazz music, bourbon/scotch tastings and cigar-rolling as the first to experience the 20,000-square-foot, stand-alone Warren Hill building. The December gathering wrapped in a holiday theme, with carolers and a sleigh full of new toys donated to Toys for Tots by the hosts on behalf of every attendee.

“The opening of Warren Corporate Center’s ‘Warren Hill’ amenity building completes the transformation of a world-class, single-tenant corporate park into a multi-tenant experiential collaborative work and social campus,” noted Sam Morreale, founder and managing partner of Vision Real Estate Partners. “We believe we have achieved our goal to create a corporate earning campus that simulates the look and feel of an ivy league learning campus.”

The Hill House Café and Warren Hill Athletic Center anchor the new building, with the first providing gourmet food service and the latter featuring a full basketball court and accommodations for large meetings. Created around a work/play theme, Warren Hill also includes a fitness center with locker rooms, multi-function conference space, and abundant outdoor spaces for collaboration, dining and recreation. Best-in-class finishes and abundant natural light highlight Warren Hill’s state-of-the-art profile.

A sustainable “green roof” joins the multi-level design, providing a seamless indoor/outdoor setting that also includes walking paths, an outdoor amphitheater and water features. As the new campus epicenter, Warren Hill augments a suite of existing amenities – such as multiple full-service cafeterias and fitness centers – at Warren Corporate Center. Other property features include redundant power systems and supplemental cooling, and ample parking (90 percent of which is covered).

“Warren Hill is our response to what we believe the suburban New Jersey office market demands,” said Stephen Card, principal and regional director, Mid-Atlantic at Rubenstein Partners. “Based on research and discussions with existing and potential tenants, our belief is that office users leading today’s market want a hospitality-enriched experience that provides immediate access to social, recreational and dining opportunities within the campus. This trend is powered by the tastes of the Millennial generation and the desire of companies to recruit and retain young talent, and yet facilities like Warren Hill really are intended for the use and enjoyment of all demographics. We’re incredibly pleased to bring this unique place to fruition as a major enhancement of an already market-leading office address.”

Vision Real Estate Partners and affiliates of Rubenstein Partners purchased Warren Corporate Center, located just off Exit 36 of I-78, in 2016. The development of Warren Hill is a central component of the partnership’s introduction of the 820,000-square-foot, 176-acre campus as a multi-tenant corporate park. Citibank occupies four of the property’s five buildings, with the fifth currently available for lease. Cushman & Wakefield serves as exclusive leasing agent for that 156,500-square-foot opportunity.

Located in the heart of Somerset County’s I-78 Corridor, Warren Corporate Center continues Vision Real Estate Partners and Rubenstein Partners’ track record of creating next-generation experiential workplaces in suburban environments, blending Headquarters Quality Class A accommodations with the lifestyle features sought by today’s discerning tenants.
